Owner's Representation/Project Management

What is an Owner's Representative?

An Owner's Representative is an Owner’s advocate; someone who represents and protects your interest, your investment and your plan.  As an independent construction professional, retained by an investor, a developer, or a business owner, the Owner's Rep acts on their behalf in all business dealings with regard to the construction project: from gathering the project team, to design and constructability review, to taking charge of all facets of the project.

He/She represents the Owner's best interest in negotiations with contractors, vendors, municipalities, agencies, and any service provider involved with the project.  An Owner Representative's professional experience will ensure the project is completed on time, within budget, and at the highest quality envisioned.

Why Hire an Owner's Representative?  What are the Benefits of working with an Owner's Representative?

The success of a construction project is dependent on professional competency and expertise in managing all aspects of the construction process.  Embarking on an expansion, relocation, new construction, or renovations project, requires an investment of knowledge, finance and time.  An Owner has the vision and the financial resources, but often is lacking the unique skill set and time that such an undertaking demands.

A competent Owner's Representative will bring their client the following added value:

  1. 15%-30% savings on overall project cost

  2. Expedient zoning approval process

  3. Complete life cycle design

  4. Freedom to focus on your core of business

  5. Peace of mind

  6. In-depth understanding of subject matter prior to making crucial decisions

  7. Quality assurance

At CMR, our role can vary according to your needs.  We can provide all of the services above, including estimating and scheduling of work, capital planning as well as bid negotiations, or any one of the particular services offered.

For example, if hiring a full time facilities director does not fit your business plan, but you need help overseeing special projects, we offer our facilities expertise on a consulting and contract basis.
